The Nikols Mortgage Fund, LLC makes short-term commercial loans secured by real estate. Investors hold shares in the LLC and own their proportionate share of the loan portfolio. With a priority of capital preservation the fund typically makes 1-year loans with basic pricing of 12% + 2 points. This puts the program at the lower end of the private money market and enables the Fund to secure lower risk investments.
As a newer fund, all of the loans have been made in 2008 & 2009, since the start of the sub-prime crisis, taking advantage of current market realities.
Current investors include individuals, family and charitable trusts, self-directed IRA's and investment LLC's.
